Building process

The building construction steps for any type of construction include the following.

1. Preparing or leveling the ground

The construction site must be cleared before work can begin. This task involves the removal of trees, debris, and roots of the flat land area.

2. Digging and pcc

The foundation of the building is excavated according to the house plan. In this foundation trench, a layer of PCC (plain cement concrete) is laid in the dug-out portion before placing the reinforcement to the foundation.

3. Foundation

The entire building rests on the foundation. This is the lowest part of the building which is in contact with the soil. The superstructure of a building starts from the soil and must be extremely strong to handle the load. The foundation reinforcement work is initiated after the PCC work.

4. Plinth Beam and Slab

Plinth beam

After the foundation work is completed, the ground beam framework is started to be prepared and poured with concrete. Over the plinth beam, masonry work is undertaken. And the space between the foundation and the plinth beam is filled with soil.

5. colunm (kolam)

The colunm is the part above the floor level of the building. The main part of the superstructure is a column and beam. The colunm slabs are built up to the level and the frame is designed for further construction.

Rcc frame structure

6. Brick Masonry Work

Masonry work is started after the column and beam framework, with various materials for building construction such as bricks, concrete blocks, fly ash bricks, etc. Masonry is done using cement and sand mixtures. It is a mixture of cement and sand. During this, blocks for doors and windows are kept carefully during masonry work and according to the house plan.

7. Lintel Level on Door Window

On this, lintels are made on the door and window to strengthen the masonry work. This is followed by further masonry work.

8. Floor slab or roof construction

Then the framework is started to construct the slab on the column and beam. Above the slab framework, the slab reinforcement is placed according to the rcc drawing.

9 Electrical and Plumbin.g

As we know, buildings are constructed in a clean manner with no part of the electricity and pipeline visible. They are installed in walls and slabs in such a way that they do not appear outside and. The electrical point and the end of the pipe are left outside so that they can be terminated later with electrical fittings and faucet.

10. Exterior Finish (Plaster)

Once this work is completed, the external plaster work is started. Waterproofing is also done to prevent increased moisture in the wall. The look of the exterior is created with the help of house front elevation design.

11. Roofing

Above the slab, waterproofing is done to prevent any leakage in the slab. Typically, tiling is used to prevent slabs from leaking water.

12. Interior Finishing

The interior walls are plastered and tiles or stones are used on the floor. Later, the walls are painted. 3d floor plan could help you in that

13. wood and fixture fittings

By following the above step, almost the construction work is completed and then the furniture work is started. Beside, electrical fittings, switchboards, and tap fittings are also complete in bathrooms and kitchens.

Construction Costs in India: An In-Depth Analysis

India’s construction industry has seen rapid growth in recent years, driven by government infrastructure projects, real estate development, and overall economic expansion. However, rising costs of construction have made building projects more expensive. This article provides an in-depth analysis of the key factors impacting construction costs in India.

Key Highlights:

  • Construction costs in India have been rising at a faster pace compared to many other countries. Cost escalation has been estimated to be around 5-6% per year.
  • Key factors driving up costs include rising prices of raw materials like steel, cement and bricks, labor costs, compliance costs due to regulations, and land costs in urban areas.
  • Raw material costs account for the largest share of construction expenses. Cement and steel prices are linked to global markets and have seen high volatility in recent years.
  • Labor costs have also risen significantly, driven by increasing wages and a shortage of skilled workers. Migration of labor during the COVID-19 pandemic exacerbated the labor shortage.
  • Compliance with regulations like GST and environmental rules adds to project timelines and costs. Obtaining permits and clearances remains challenging.
  • High land prices in urban centers make projects expensive. Land costs can be as high as 25-30% of total project cost in cities like Mumbai.

Trends in Key Construction Cost Components

Raw Materials Costs

  • Cement prices in India increased at a compound annual growth rate of 3.8% between 2011 and 2021. Prices rose sharply in 2022 due to high energy costs.
  • Steel prices saw major volatility in last few years. After falling in 2019, prices recovered in 2021 and hit record highs in 2022.
  • Other materials like bricks and aggregates have also seen high inflation recently. Sand prices have surged with rising cement and steel prices.

Labor Costs

  • Average wages of construction workers have risen at 8-10% per year over the last decade, faster than the consumer price inflation.
  • Minimum wages are revised periodically by state governments. But implementation and compliance remain inconsistent.
  • Skilled worker shortage has also led to wage increase. Exodus of migrant workers during COVID-19 led to labor shortage.

Equipment and Mechanization

  • Equipment and mechanization costs have risen in India. But adoption remains low compared to global averages.
  • Rental rates of equipment like excavators and backhoes have increased. Lack of scale leads to inefficiencies.
  • Investment in equipment is limited by contractor finances and small project sizes in India.

Regulatory Compliance Costs

  • Complex regulatory environment leads to significant compliance costs such as fees, paperwork and delays.
  • Obtaining permits, environmental clearances, inspections and certification adds time and cost.
  • GST implementation has improved tax compliance but added to working capital requirements.

Land Costs

  • Land acquisition costs are a major factor, especially in urban areas. Costs can range from 15-30% of total project cost.
  • Land prices appreciated rapidly 2000-2015 period, but have moderated in recent years.
  • Delays and disputes related to land acquisition leads to holding costs for projects.

Why Construction Costs are Rising Faster in India

Higher Inflationary Environment

  • India has seen higher inflation compared to many other developing countries in last decade.
  • Key inputs like cement, steel, labor and land have risen faster than the CPI inflation rate.

Inefficient Construction Practices

  • Low productivity, wastage of materials and lack of standards lead to cost overruns.
  • Less mechanization and economies of scale in construction compared to China.

Regulatory and Bureaucratic Hurdles

  • Complex regulatory clearances increase compliance costs and project timelines.
  • Bureaucratic delays related to land acquisition, permits and inspections.

Funding Issues

  • Developers face liquidity issues, limiting ability to bulk purchase materials and optimize costs.
  • High interest rates in India impact construction financing and demand.

Skill Shortage

  • Shortage of skilled labor leads to higher wages and lower productivity/efficiency.
  • Training programs have not kept pace with industry growth.

Managing Rising Costs

The construction industry must find ways to manage rising costs through a combination of methods:

  • Promoting mechanization and industrial construction techniques to improve productivity.
  • Economies of scale by consolidation of contractors and forming joint ventures.
  • Vendor development and bulk sourcing of materials at lower costs.
  • Using newer construction methods like prefabrication and modular construction.
  • Training programs to create a skilled workforce and improve efficiency.
  • Project management techniques like design-to-cost to optimize designs.
  • Technology adoption such as BIM and IoT for better design coordination and waste reduction.
  • Partnering with government for infrastructure project execution and land sourcing.

The Indian construction sector holds immense potential fueled by rapid urbanization and the government’s infrastructure push. However, cost pressures pose a challenge. Companies that innovate on cost management and construction techniques will be well positioned to succeed. But clearly efforts are needed from all stakeholders – government, industry, contractors and developers – to put the sector on a sustainable cost trajectory.

tips on how to calculate construction costs in India for each phase in terms of materials:

Foundation and Substructure

  • Calculate quantities (volume) of excavation, concrete, reinforcement steel, formwork, and backfilling required as per the structural design.
  • Estimate cost per unit for materials, labor, and equipment required for activities like excavation, shoring, concrete, and backfilling.
  • Factor in waste allowances (5-10%) for material quantities.
  • Add overhead costs related to site supervision, testing, equipment.

Superstructure/Framing

  • Calculate quantities of concrete, steel, formwork, and masonry blocks required for columns, beams, slabs, walls as per structural design.
  • Estimate costs based on current market rates for each material including transportation costs.
  • Include material wastage, scaffolding, and labor costs.
  • Double check design completeness to avoid change orders.

Finishing Works

  • Estimate costs per sq ft/sq m for items like flooring, tiling, plastering, paint, doors/windows, MEP works.
  • Break up by material, labor, wastage, overhead, taxes and profits.
  • Validate rates through historical data, supplier quotes, industry benchmarks.
  • Factor in any imported/luxury items separately from standard materials.

Site Development

  • Calculate site clearing volumes, boundary wall lengths, road areas, drainage lengths, landscaping areas.
  • Estimate unit costs based on market rates. Include material, equipment and labor costs.
  • Validate through site visits, sampling if needed and quotes from sub-contractors.

The total construction cost estimate is the summation across the major activities. Careful measurement of quantities and validation of rates through data and sampling is key for accuracy. A 10-12% contingency can buffer against unforeseen costs.
