There’s a commonly held belief that the average home building cost per square foot is higher for homes built on “big” lots than for those built on “small” lots. This is usually explained away by saying that the land must be purchased at the same price that the house is to be constructed on and that any variations on that price are accounted for in the construction costs of the house. While that may be true, the variation in square feet cost for houses on average is not nearly as great as the variation in land costs – and by the time you add in the variations in other costs like the cost of the lot itself, you can easily understand why home-owners have been told that the average home building cost per square foot is higher for houses built on large lots than houses built on small lots.
