Understanding Home Construction Loans in India
Unlike a regular home loan where the entire amount is given to the builder or seller upfront, a Home Construction Loan is disbursed in tranches (parts). The bank will only release funds as the construction progresses (e.g., 20% at plinth level, 20% at roof level, etc.).
What is Pre-EMI?
Because the loan is disbursed in stages, you don't start paying the full EMI immediately. Instead, you only pay interest on the amount that has actually been disbursed by the bank so far. This is called Pre-EMI. Once the construction is complete and the full loan is disbursed, your actual EMI (Principal + Interest) begins.
Documents Required
- Approved building plan from local authorities
- Estimate of construction cost by an architect or civil engineer
- Title deeds of the plot
- Income proof (Salary slips, ITR, Bank statements)
